SB VIRTUAL Package Kit Homes Package providers aim to get something out of the stress of self-construction; what do you get when you sign up? The self-built kit houses can be a relatively recent phenomenon, but they have their origins in the masterbook builders of the eighteenth century. Pattern books allowed people in one country to copy styles and fashions in architecture from another and, by the 1730s, several were available. These were filled with recorded plates, essays on architectural theory and practical advice on construction and materials. James Gibbs' architectural book published in 1728 was a bestseller. The objective was "the agents who could be concerned about construction, especially in the remote areas of the country, where little or no assistance could be obtained". In the first half of the 20th century, more than 75,000 Sears kit houses were built across America and fashion crossed the Atlantic a decade later. The late Murray Armor (who probably became the first self-compiled goru), and his wife, won money on a 1960 television show on his honeymoon in the United States. On their return, they decided to build their own house in Nottinghamshire. Murray's frustration at the lack of advice and information for self-compilers led him to form one of the first self-compiled package providers. In the 1970s, a curious audience was looking forward to seeing wooden framed houses at Ideal Home Exhibitions in Belfast and Dublin. The companies were offering not only design services but design and construction opportunities. At present, self-compiled package providers offer a 'stop shop' that can include design and planning, kit manufacturing and supply, external coating, ceiling and supply of external accessories, and even an internal adjustment of bathrooms and kitchens. Company Choice You will be able to specify your own rules of engagement with a package company. You may have as much or as little participation in your project as you wish. The minimum is the supply of the framework. A typical company will offer several routes. This is particularly useful for novices who can rely on a great experience of material builders and suppliers. When the supplier performs the full service, the finishing quality should be of a high level and less likely to vary with individual trades. This is especially true when attention to the details of some German, Austrian and Scandinavian suppliers in particular has often been commented by the self-compilers. Design limitations are much less than in the first days and many companies offer the services of their internal designer who has the advantage of knowing what is and what is not possible, in terms of design and construction, with the rest of the package. 3D images generated by computer, as well as photos of previous projects, make it much easier to conceive of your own dream home. Design drawings are not always easy to understand the eye without training. As indicated above, it is also common for you to bring your design drawings, with planning permission, and for the kit supplier to adapt them, if necessary, to the construction method. Time savings and efficiency are for many, two of the great advantages of a self-compiled kit. Typically, you can have a hermetic structure on the site within a fortnight but this can be achieved within five days. After that, the various workers may be on the site simultaneously. Then, from three to six months for the finished turnkey product; some suppliers will guarantee certain products, for example, never more than 100 days in a project. Potential Pitfalls As with all forms of self-compiled, there are things to look for when you order a home kit. To start, make sure you like the styles offered by the company. The design that the company makes for you remains your copyright. You can't just involve the company in the design stage, finish the service and take the plans elsewhere to be built. Do all your research before you commit. You can modify the plans and work with the designer until you are happy with them. Once on the site, no major changes are allowed. This means that there are many design decisions to be made at the preliminary stage. But suppliers will work very hard with customers to make sure they have correctly interpreted their requirements. However, as a leading provider said, "More than 90% of our work to date has been designed by the owner's architect so that the product has become a real construction system as it can adapt to almost anything." Since you are ordering jobs and materials as they cannot be sold, especially in the case of wooden frame kits, you will often be asked to pay large sums in advance. Be sure to discuss the terms of payment from the start. One option is to ask your lawyer to facilitate payments to your suppliers. Monkeys can be paid on a lawyer ' s account and, after a successful interim valuation has been agreed, funds can be transferred to suppliers. This provides everyone – you, your provider and your lender – greater protection. Points to Reflect Many package providers of today will carry out the complete earthworks. This is because the accuracy of the foundations is critical, especially with the wooden frame where there is very little tolerance to error. If you choose or are asked to supervise the work yourself, the kit provider will generally provide foundation drawings with pop-ups, as well as critical dimensions along with static loading calculations. In this scenario the responsibility of the company only begins when they arrive to the site to lift the shell and if this is delayed there may be liabilities that will have to be covered by you. There is the view that the workers of the northern European suppliers tend to be more focused and pay more attention to detail than the local merchants, but this is not always the case and many will not speak the same language as you, which can make communication difficult, especially if there are local people involved too. Another twist is that both communities can feel that all the work must have been done by them alone. Finally, and before you start, make sure that the large delivery lorries that carry the sections are able to reach your site. The alternative is to use a crane, but many rural sites in a lane or surrounded by trees cannot be suitable, without special arrangements, for a house made in sections in a factory. Why not make good use of the exchange rate between the euro and the pound? If you live in NI, see prices for self-compiled packages in ROI, and vice versa. Providers often prefer not to have PC sums but offer a fixed price so they work hard with customers in advance to end a specification. Ask if you can choose between 'no cost options' included in a standard specification. But if you really want a bath from Philippe Starck, you'll have to pay a premium!
